Directed staff to schedule a community consultation meeting for the application located 4161-4169 Dundas Street West and 18-26 Earlington Avenue together with the Ward Councillor. 2. Directed that Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the application to amend the Official Plan, the former City of Etobicoke Zoning Code and City-wide Zoning By-law No. 569-2013 for the lands located at 4161-4169 Dundas Street West and 18-26 Earlington Avenue. The proposal includes a 10-storey (39.25 metres in height) residential building containing 134 units fronting Dundas Street West and four townhouse units (4-storeys) along the south property line.

Below grade parking is proposed under the entire site and parking at-grade is proposed in the ground floor of the townhouse units. There would be a total gross floor area of 13,598 m², resulting in a Floor Space Index of 3.96 times the area of the lands. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
