This application proposes to amend the former City of Toronto Zoning By-law 438-86, as amended, and Zoning By-law 569-2013, as amended, for the property at 573 King Street East to permit a greater range of uses, including an 'eating establishment' within the existing building. No physical alterations to the exterior of the building are proposed and the existing parking and loading arrangements will be maintained The proposed development is consistent with the Provincial Policy Statement (2014) and conforms with the Growth Plan for the Greater Golden Horseshoe (2019).

This report reviews and recommends approval of the application to amend the Zoning By-laws. The proposed Zoning By-law amendments bring the zoning permissions for the site into conformity with the Mixed Use Official Plan land use designation and facilitate the ongoing operation of the existing restaurant.
