The Etobicoke York Community Council: 1. Directed staff schedule a community consultation meeting for the application located at 875 The Queensway together with the Ward Councillor. 2. Directed that notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the application located at 875 The Queensway to amend the former City of Etobicoke Zoning Code (Site Specific Zoning By-law 514-2003). The application proposes a mixed-use development consisting of a 14-storey mixed-use building containing 183 residential units and 185 square metres of non-residential gross floor area at grade. The proposed development would have a Floor Space Index of 6.61 times the area of the lot and an overall gross floor area of 13,923 square metres.

A total of 159 vehicular parking spaces are proposed in a three-level below-grade garage. There are 138 bicycle parking spaces proposed on-site. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
