City Council on July 14, 15 and 16, 2021, adopted the following: 1. City Council amend former City of Etobicoke Zoning Code for the lands at 417 and 419 Burnhamthorpe Road substantially in accordance with the draft Zoning By-law Amendment attached as Attachment 6 to the report (June 3, 2021) from the Acting Director, Community Planning, Etobicoke York District. 2. City Council amend City-wide Zoning By-law 569-2013 for the lands at 417 and 419 Burnhamthorpe Road substantially in accordance with the draft Zoning By-law Amendment attached as Attachment 7 to the report (June 3, 2021) from the Acting Director, Community Planning, Etobicoke York District.

3. City Council authorize the City Solicitor to make such stylistic and technical changes to the Draft Zoning By-law Amendments as may be required. 4. City Council require the owner to remove all debris and rubble from the site immediately after demolition and erect solid construction hoarding to the satisfaction of the Chief Building Official and Executive Director, Toronto Building.

This application proposes to amend both the former City of Etobicoke Zoning Code and City-wide Zoning By-law No. 569-2013 to permit a townhouse development at 417 and 419 Burnhamthorpe Road. The two existing detached residential dwellings would be demolished and replaced with 6 townhouse units of 3-storeys in height and below grade parking. The proposed development is consistent with the Provincial Policy Statement (2020) and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2020).

The proposal also represents an appropriate and orderly development of the site that conforms to the Official Plan. This report reviews and recommends approval of the application to amend the Zoning By-law.
