The Eglinton-West Little Jamaica community is continuing to see an explosion of development applications with seven active developments currently underway. These projects only call for market value housing, well beyond the reach of local residents in need of an affordable place to live. The upcoming completion of the Eglinton Crosstown LRT, and the opening of the nearby Fairbank and Oakwood Stations, will result in extreme development in this area because of the new provincial transit station development policies.

In March 2021, City Council passed MM30.24 which requested that City staff start the process of transforming the Shortt Street Green P parking lot (located north-west of the Dufferin St and Eglinton Avenue West intersection) into a community service hub, including an affordable housing development. Action is needed now to prioritize the Shortt Street Green P project for affordable housing under the Housing Now program. Given the unprecedented rapid pace of development that is occurring, there is an acute need to provide integrated affordable housing and community and social infrastructure for the thousands of new residents that will be moving into the area.
Staff recommended
Councillor Mike Colle, seconded by Councillor Ana Bailão, recommends that: 1. City Council request the Executive Director, Housing Secretariat to work with the Toronto Parking Authority, CreateTO, and any other City Divisions to develop an urgent plan to designate the Shortt Street Green P project as an affordable housing project under the Housing Now program; such plan to also explore the possibility of including the Canadian Legion Branch 75 Fairbank as part of this affordable housing community hub redevelopment project.
