North York Community Council directed that: 1. Staff schedule a community consultation meeting for the application located at 3180 Dufferin Street together with the Ward Councillor. 2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the application located at 3180 Dufferin Street. The application proposes to demolish the two existing commercial buildings and redevelop the site with a 9-10 storey mixed-use building fronting Dufferin Street, and a 7 storey residential building fronting a proposed new north-south street. A total gross floor area of 40,743 square metres including 1,464 square metres of retail space, Floor Space Index (FSI) of 2.5, and 555 rental units are proposed.

A total of 558 bicycle parking spaces and 391 car parking spaces are proposed. Two new streets, one public and one private, and a new public park are also proposed. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
