This report provides information and identifies a preliminary set of issues regarding the application located at 48, 50, 56, 58 and 60 Avondale Avenue,17 and 19 Bales Avenue and 25, 35, 39, 41, 43, 45, 51, 53 and 55 Glendora Avenue. The application proposes the demolition of 16 existing detached dwellings to permit the construction of three residential towers with heights of 40, 37 and 26 storeys (124.25, 113.90, and 80.85 metres) containing a total of 1,046 residential units and with a total gross floor area of 74,928 square metres, resulting in a Floor Space Index of 10.58.
