The Toronto and East York Community Council directed: 1. Staff schedule a community consultation meeting for the application located at 145 St. George Street together with the Ward Councillor. 2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

3. The Director, Community Planning, Toronto and East York District, in consultation with other appropriate City Divisions, report back to a future meeting of Toronto and East York Community Council on the environmental impacts of demolishing the existing building at 145 St. George Street. 4. The Director, Community Planning, Toronto and East York District include consideration of the broader built form implications of the application on the St. George Street Apartment Neighbourhoods corridor in the report requested in Recommendation 3 above. 5. The Director, Strategic Initiatives and Policy, connect the tenants of 145 St. George Street to legal clinic services and invite legal clinic workers to all meetings involving tenants and provide an opportunity for one-on-one breakouts for tenants to receive legal support.

This report provides information and identifies a preliminary set of issues regarding the Zoning By-law Amendment and Rental Housing Demolition applications respecting 145 St. George Street. The applications propose the demolition of the existing 12-storey apartment building to permit the construction of a new 29-storey residential apartment building containing 341 dwelling units (including 130 replacement rental dwelling units) and below-grade parking.

A Privately Owned Publicly-Accessible Space (POPS) is proposed on the west side of the site fronting onto St. George Street. The applications have been circulated to all appropriate agencies and City divisions for comment. City Planning staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
