The Toronto and East York Community Council directed: 1. Staff schedule a community consultation meeting for the application located at 33 and 39 Davies Avenue together with the Ward Councillor. 2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

3. Planning Staff to include the following issues related to constructability in the application review: a. that acceptance or approval of the construction and traffic management plan must be included on construction activities occurring on-site to the greatest extent possible, and not include road occupancy or encroachment into the public right of way; b. the width of the Davies Avenue, a one way street, be taken into consideration for the constructability of the project as well as the width of the laneway that runs between Thompson Street and Matilda Street; and c. the General Manager, Transportation Services, ensure that the traffic study include issues related to construction. 2. The General Manager, Transportation Services to give consideration to providing the proposed parking in accordance to the in-force zoning by-law, and the traffic impacts into immediate and surrounding neighbourhoods be mitigated to the greatest extent possible as part of the Final Report.

This report provides information and identifies a preliminary set of issues regarding the application located at 33 and 39 Davies Avenue for a proposed 19 storey office building on a lot with an existing 2 storey office building and surface parking lot. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
