City Council on March 20 and 21, 2024, adopted the following: 1. City Council amend City of Toronto Zoning By-law 569-2013 for the lands at 290 Sheppard Avenue West substantially in accordance with the draft Zoning By-law Amendment attached as Attachment 5 to the report (January 26, 2024) from the Director, Community Planning, North York District. 2. City Council authorize the City Solicitor to make such stylistic and technical changes to the draft Zoning By-law Amendment as may be required.

This application proposes to develop a 6 storey hotel containing 32 rooms with 6 surface parking spaces at 290 Sheppard Avenue West. The proposed development is consistent with the Provincial Policy Statement (2020) and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2020). The proposed development also conforms to the City's Official Plan and the Sheppard Lansing Secondary Plan. This report reviews and recommends approval of the application to amend the Zoning By-law.

The proposal conforms with the Sheppard Lansing Secondary Plan and proposes to introduce a non-residential hotel use to complement the nearby North York Centre area. The proposal provides setbacks to the surrounding Neighbourhoods areas in accordance with the Sheppard Lansing Secondary Plan to appropriately transition from Sheppard Avenue West to the Neighbourhoods.
