The proposed development is consistent with the Provincial Policy Statement (2020) and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2020). The proposal represents an appropriate infill redevelopment that expands housing choices on a major street (Bayview Avenue) located on a transit corridor. This report reviews and recommends approval of the application to amend the Zoning By-laws as it conforms with the Official Plan. The development will be massed to fit harmoniously with its existing context while providing appropriate transitions to the adjacent low-rise neighbourhood.
