City Council on April 17 and 18, 2024, adopted the following: 1. City Council amend City of Toronto Zoning By-law 569-2013 for the lands at 2453-2469 Bloor Street West substantially in accordance with the draft Zoning By-law Amendment attached as Attachment 5 to the report (March 13, 2024) from the Director, Community Planning, Toronto and East York District. 2. City Council authorize the City Solicitor to make such stylistic and technical changes to the draft Zoning By-law Amendment as may be required.

This application proposes to amend the zoning by-law to permit a 13 storey mixed-use building containing 91 dwelling units and 260 square metres of ground floor retail at 2453-2469 Bloor Street West. Staff are recommending a modified approval of a 10 storey mixed-use building to better support the existing and planned context of this area, and to maintain adequate sunlight on the public realm on Bloor Street West. The proposed development is consistent with the Provincial Policy Statement (2020) and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2020).
