City Council amend City of Toronto Zoning By-law 569-2013 for the lands at 100-104 Beverley Street substantially in accordance with the draft Zoning By-law Amendment included as Attachment 5 to the report (October 7, 2024) from the Director, Community Planning, Toronto and East York District. 2. City Council authorize the City Solicitor to make such stylistic and technical changes to the Zoning By-law Amendment as may be required.

This application proposes to amend City of Toronto Zoning By-law 569-2013 to permit a 4-storey apartment building containing 12 dwelling units in the rear of the site at 100-104 Beverley Street. The site contains an existing 3-storey apartment building containing 9 dwelling units, which will be retained. The proposal seeks to permit a second apartment building for a total of 21 dwelling units on the site. The proposed development is consistent with the Provincial Policy Statement (2020) and the Provincial Planning Statement (2024), and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2020).

The proposed development also conforms to the City's Official Plan, including the Downtown Secondary Plan. This report reviews and recommends approval of the application to amend the Zoning By-law. The proposal is an appropriate form of residential infill development that directs growth to Downtown and around transit stations, provides a diverse range and mix of housing options, and respects and reinforces the existing physical character of the neighbourhood.
