This report provides information and identifies a preliminary set of issues regarding the applications located at 1615 to 1641 Kingston Road and 50 to 52 Birchcliff Avenue. The Zoning By-law amendment application proposes a 10-storey mixed-use building containing 264 residential units, including 5 live/work units at grade along Kingston Road, and 99 square metres of commercial use. The rental housing demolition application proposes to demolish the existing 33 rental dwelling units located at 1625 to 1641 Kingston Road and 52 Birchcliff Avenue, and replace them in a development proposed via a Zoning By-law amendment at 2151 Kingston Road. Staff are currently reviewing the applications. They have been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.

Staff schedule a community consultation meeting for the application located at 1615 to 1641 Kingston Road and 50 to 52 Birchcliff Avenue together with the Ward Councillor. 2. Preliminary Report - 2151 Kingston Road - Zoning By-law Amendment Application
This report provides information and identifies a preliminary set of issues regarding the Zoning By-law amendment application to permit an 11 storey residential building at 2151 Kingston Road. The existing hotel would be demolished. Of the proposed 178 residential units, 33 units are intended to be "off-site" replacement rental dwelling units proposed to be demolished through an applications to redevelop lands at 1615 to 1641 Kingston Road and 50 to 52 Birchcliff Avenue. Staff are currently reviewing the application in conjunction with the above noted related applications. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.

This report provides information and identifies a preliminary set of issues regarding the Official Plan and Zoning Amendment application for lands located at 3291 Kingston Road and 2 and 4 Windy Ridge Drive, and the Rental Housing Demolition application for 3291 Kingston Road. The Official Plan Amendment application proposes to redesignate 2 and 4 Windy Ridge Drive to be included in a redevelopment site to be rezoned to permit the construction of an 11-storey residential apartment building, and the Zoning Amendment proposes to rezone all of the lands to permit the proposed development. The Rental Housing demolition application is being considered to remove the existing rental housing units at 3291 Kingston Road. Staff are currently reviewing the applications which have been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.

Traffic Control Signals - Private Driveway at 2750 Morningside Avenue
As the Toronto Transit Commission (TTC) operates bus service on Morningside Avenue, City Council approval of this report is required. Transportation Services is requesting approval from City Council to install traffic control signals at the intersection of Morningside Avenue and the private driveway at 2750 Morningside Avenue, approximately 250 metres north of Neilson Road. Traffic control signals are justified at this site based on the anticipated vehicle traffic entering and exiting the development via the site driveway.
Scarborough Community Council recommends that: 1. City Council authorize the installation of traffic control signals at the intersection of Morningside Avenue approximately 250 metres north of Neilson Road at the primary entrance of 1730 Neilson Road, 2710 and 2750 Morningside Avenue.
