The proposed height of the buildings to the top of the roof of the staircase access enclosure to the rooftop terrace would be 13.95 metres. Each unit would have two parking spaces located at the rear, one within a rear integral garage and one on the driveway leading to the garage, accessed via a private driveway from Wenderly Drive. The proposed development is consistent with the Provincial Policy Statement (2014), conforms with the Growth Plan for the Greater Golden Horseshoe (2017), and is in keeping with the intent of the Official Plan, including the Neighbourhoods policies. The proposal represents a suitable and moderate intensification of the site which is on Marlee Avenue and considered a major street, and presents a built form that is compatible with the surrounding neighbourhood context. This report reviews and recommends approval of the applications to amend the Official Plan and the Zoning By-law.
