This application proposes to amend Zoning By-law Nos. 438-86 and 569-2013 to permit the redevelopment of the subject lands for a 4-storey (12.7 metre high) residential townhouse containing 6 residential units resulting in an overall density (Floor Space Index - FSI) of 1.65 times the lot area. The proposed development would include 6 parking spaces in a covered garage. The proposed development is consistent with the Provincial Policy Statement (2020) and conforms with A Place to Grow: Growth Plan for the Greater Golden Horseshoe (2019).

The proposal would result in a compact, low-rise residential development located within the Yonge-Eglinton Secondary Plan Area, in close proximity to transit, making efficient use of land and existing infrastructure, including public services and facilities, parks and open spaces and recreation facilities. This report reviews and recommends approval of the application to amend Zoning By-law Nos. 438-86 and 569-2013.
