New development blocks include: a 12-storey residential building and 14 freehold townhouses fronting Grenoble Drive on Block 2; a 37 storey residential building fronting St. Dennis Drive and a stacked townhouse building containing 18 units fronting the new public street on Block 3, and a new public park (Block 5). The existing 17-storey apartment building will be retained on Block 1, as identified on the Draft Plan of Subdivision. The Draft Plan of Subdivision application includes appropriate land dedications to the City to support the new development. This report advises that the Chief Planner and Executive Director intends to approve the Draft Plan of Subdivision that supports the related Zoning By-law Amendment application that was approved in principle by the Local Planning Appeal Tribunal (LPAT) on May 14, 2019. The proposal to subdivide the land facilitates the settlement approval for the Zoning By-law Amendment application and conforms with the Official Plan. The proposed development is consistent with the Provincial Policy Statement (2020), in conformity with the Growth Plan for the Greater Golden Horseshoe (2020) and has regard for the criteria set out in Section 51(24) of the Planning Act with regards to the subdivision of lands.
