A mixed-use development consisting of a tower height of 21 storeys with a 3 storey podium is in the process of being constructed by Menkes Development Ltd. at the municipal addresses of 219-231 Dundas Street East. The subject site is located on the south side of Dundas Street East, east of George Street and west of Pembroke Street. As a condition of the Site Plan Agreement (Site Plan Application 18 145012 STE 27 SA), a northbound left-turn prohibition at all times is required at the driveway access at 219-231 Dundas Street East and the developer is required to advise the City in advance of the anticipated date of first occupancy of the project, so that the required by-law can be enacted.

The expected occupancy of the project will be June 2021. The subject turn prohibition is required to improve operations and safety by prohibiting outbound left turns at all times onto Dundas Street East and requiring motorists exit this location with a right-turn movement. As the Toronto Transit Commission (TTC) operates a transit service on Dundas Street East, City Council approval of this report is required.
