North York Community Council directed that: 1. Staff schedule a community consultation meeting for the application located at 45 to 47 Hendon Avenue together with the Ward Councillor. 2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the application located at 45 to 47 Hendon Avenue. The applications propose to amend the North York Centre Secondary Plan and amend the former North York Zoning By-law 7625 to permit a development containing 19 residential units, with a gross floor area of 1,393.20 square metres, which is a floor space index of 1.5 times the lot area.

The proposed development will have a height of 3 storeys (11.0 metres). Parking is proposed to be located at the rear of the property at-grade, totaling 11 parking spaces, and vehicular access is provided via a driveway entrance from Hendon Avenue. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
