Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the application located at 6035 Bathurst Street. The application proposes a 14-storey (45.05 metres excluding mechanical penthouse) residential building containing a total of 220 dwelling units on the subject site. The proposed gross floor area (GFA) of the development is 15,269 square metres, with a floor space index (FSI) of 7.04 times the site area.

The proposed development also includes four levels of underground parking, providing a total of 150 resident and visitor parking spaces for residents and visitors. On April 20, 2021, North York Community Council referred the Preliminary Report (dated March 16, 2021), from the Acting Director, Community Planning, North York, (Item NY23.12) back to staff for discussions with the applicant on how to make the application comply with the applicable City planning standards. Planning staff had discussions with the applicant and on May 27, 2021, the applicant met with staff and presented a revised set of architectural plans agreeing to reduce the height of the proposed building from 14 storeys to 12 storeys. The revised proposal and supporting information will be circulated and reviewed by all appropriate agencies and City divisions once a formal resubmission is made. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
