This application proposes to amend the Official Plan, the former City of North York Zoning By-law No. 7625 and the City of Toronto Zoning By-law 569-2013 to permit a four-storey townhouse development within one block containing seven units with a maximum gross floor area of 1276 square metres accessed by a private driveway at 179 and 181 Finch Avenue East. The units will consist of one 1 bedroom unit and six- 3 bedroom units.

The proposed development is consistent with the Provincial Policy Statement (2020) and conforms to the Growth Plan for the Greater Golden Horseshoe (2020). This report reviews and recommends approval of the application to amend the Central Finch Area Secondary Plan and the zoning by-laws for the site. The proposal represents an appropriate level of intensification along Finch Avenue East as contemplated by the Central Finch Area Secondary Plan, while providing a transition to the existing lower scaled residential neighbourhood to the south.
