As the city filed it
This report reviews and recommends approval of a Zoning By-law Amendment to permit additions to an existing legal non-conforming vehicle service shop at 2915 St. Clair Avenue East. The proposal if approved will permit construction of a new canopy above the gas pumps on the west side of the building, an expanded retail store and a take-out eating establishment. Regularizing the zoning for the existing vehicle service shop use and permitting the canopy, expansion of the existing retail store and addition of a take-out restaurant is appropriate for the site and is compatible with the character of the area, providing retail on a major arterial.
