Yonge-Eglinton block rezoning to allow 36-storey mixed-use tower with 339 units

City Council is being asked to approve rezoning a block bounded by Roehampton, Glenavy and Glazebrook Avenues to permit a mixed-use development with 36 storeys, 339 rental and ownership units, and ground-floor retail. The site's current Neighbourhoods designation would shift to Mixed Use Area, bringing it formally into the Yonge-Eglinton Secondary Plan's Bayview Focus Character Area. This is a vote on whether to allow densification at one of the city's defined intensification corridors.

The development proposes 339 units on a Yonge-Eglinton block currently zoned for neighbourhoods, a direct test of council's 2023 commitment to allow tall buildings near subway stations.

Residents can contact their councillor before the vote, or appear at council deputation if still open. The decision is imminent given the meeting date is 2026-07-29.

Why is this story here?
Big deal at city hallThis is a permanent change to what can be built on a multi-property block in one of Toronto's primary intensification zones. It is not reversible without a future rezoning fight, and it establishes a precedent for height and density at Yonge-Eglinton. It does not close all doors (a future council could rezone again), but it materially constrains the range of what the neighbourhood becomes. Meets the 'hard to reverse OR wide reach' test.Touches a narrow groupThe decision affects residents of this specific block and immediate neighbours, primarily through construction and the building's footprint and shadow. For most Toronto residents, this rezoning changes nothing in their week. One intersection, one building, bounded impact. Only the people on and near Glenavy and Roehampton feel this directly.

Stories are ordered by how much weight a decision carries and how directly it reaches daily life. They rise as a decision date approaches and fall as they age.
