North York Community Council directed that: 1. Staff schedule a community consultation meeting for the application located at 2699-2701 Keele Street together with the Ward Councillor. 2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the application site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information, and identifies a preliminary set of issues, regarding the application located at 2699 - 2701 Keele Street. A mixed-use condominium complex comprised of an 11-storey (36.5 metre high) mid-rise building and a 24-storey (74.85 metre high) tower, both heights exclusive of mechanical penthouses of 5.5 metres, and connected by an 8-storey (27.21 metre high) mid-rise building containing a total of 398 residential units and 472 square metres of grade-related retail and 369 parking spaces in a 5-level underground parking structure.

An on-site parkland dedication of 309 square metres is also proposed. The proposed development would have a total gross floor area of 30,800 square metres, which would result in a Floor Space Index (FSI) of 4.99 times the area of the lands. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.
